Housing: How is the Central American Market behaving?

Between July and October 2020, the number of people in Panama looking for rental homes grew 56%, while in Guatemala, the number of people exploring options for renting a home fell 37%.

CentralAmericaData's interactive platform, Consumer Insights, monitors in real time changes in consumer habits in all markets in the region and in other Latin American countries, with key data to understand their behavior, new trends and anticipate eventual changes in their purchasing patterns.

For this analysis, CentralAmericaData collected data on the number of Central American consumers who showed interest in buying or renting a home online in July. In October the same information was collected again and the variations reported in the quarter in question were evaluated.

Details of some of the most outstanding findings:

Between July and October in Costa Rica the number of consumers seeking to rent a home increased by 72%, in the case of the Honduran market there was a 66% decrease in the number of people exploring options for renting a residential property of this type.

In Panama, the number of people who explored options for buying a home online practically doubled, increasing by 104%, and in Guatemala, for the months under analysis, the number of consumers looking to buy a residence varied by -23%.

In El Salvador, the number of people looking to rent a home increased by 101% during the period in question, while in Costa Rica the variation was 72%.

Apartment Rentals: Consumers and Interest

During the first weeks of the year, interest in apartment rentals increased in Honduras, Panama, Dominican Republic and Guatemala, a situation that contrasts with Costa Rica and El Salvador, markets in which interactions in the digital environment decreased.

Through a system that monitors in real time the changes in the interests and preferences of consumers in Central American countries, developed by CentralAmericaData, it is possible to project demand trends in the short and long term, for different products, services, sectors and markets operating in the region.

For this information piece, we analyzed the trend that shows the number of Internet searches and mentions in conversations in the digital environment associated with the topic "apartment rentals", made by consumers in Central American countries.

In Costa Rica, the interest associated with apartment rentals began to decrease as of January 17, 2021, and in early February, the number of digital interactions continued to decline. In El Salvador, since January 24, a decline began to be reported.

Figures collected by the information system show that in Guatemala for the period from December 2020 to January 2021, interest in apartment rentals increased.

In Honduras, Panama and the Dominican Republic, online searches and mentions in conversations in the digital environment associated with the topic began to grow from the last days of December 2020, a behavior that continued until the end of January 2021.
